PROJECT MANAGEMENT

We manage your construction project in terms of your cost targets, schedule ideas and construction quality. ASP is acting in this case as a link between you and the project team. As a representative of the client on time we guide you from project initiation, through the planning and execution phases through the project handover. The project and work structure will be developed by the client and ASP together. During the planning phase, we canalize the work results of the individual specialist and planners and bundle them in decision-making documents and action recommendations.

Our service includes new buildings, revitalization, expansion and conversion in the following asset classes: residential, office, retail and logistic. Of course, we are also open to other exciting projects.

After a completion of a building, we offer relocation management. Whether you move inside an existing building or into a new building. We take care of everything. From planning to order of furniture, we manage the entire relocation.

TECHNICAL ASSET MANAGEMENT

We optimize existing buildings in technical terms. We identify potentials, increase the value or profitability of a property. The technical implementation takes place through our property- and facility management. With a professional interdisciplinary team, we are planning the necessary actions and implement them regarding the planned cost, schedule and quality of construction. This could be for example a refurbishment, an expansion or a refit.

COORDINATION OF TENANT IMPROVEMENTS

We manage the interface between you as the landlord, the tenants, planners and the construction companies. We coordinate all necessary meetings and appointments with the stakeholders. Step by step, together with the team we develop the planning and tendering.

In parallel with this approach, we split up the tenant and landlord costs for improvements and changes. Afterwards ASP is monitoring the building completion and acceptance.

ARCHITECTURAL SERVICES

From the project idea to the approval planning we offer all HOAI phases. This includes outline building application, preparation of user needs programs, and seclusion statements. Together with our partners, we also offer general planning services.

PROJECT MONITORING AND CONTROLLING

In construction projects we determine the status quo as independent consultants and match it with the planning regarding the progress of construction, cost or the schedule. This leads to more visibility of risks for the financing banks or other sources. This ultimately achieves a greater transparency and introduces an early warning system and prevents under certain circumstances an overpayment of debt.

TECHNICAL DUE DILIGENCE

The result of a Due Diligence is a report that serves as the basis for a purchase of a property. It is an analysis of a building, which visualizes and quantifies the risks. In a disclosure of these risks and an appraisal of the building, the buyer will be able to calculate his investment in a reasonable way . Furthermore, the buyer has more solid and for purchase price deductions in the purchase price negotiations.

During the buying phase, we clarify for example whether the fire protection requirements are met, if a roof needs to be repaired or whether the underground parking has leaks. Furthermore, we will give you an estimate of the incurring maintenance costs in the coming years.
